K Villa, Palm Jumeirah

A six-bedroom villa on the Palm, designed turnkey and sold as images. Twenty-nine rooms rendered before a single one was built.

Setup

Portia Fox Design took on a new build villa on the Palm Jumeirah as a full turnkey project: six bedrooms across 8,500 square feet of interior, every room designed, furnished and dressed before handover. The villa would be sold on its interiors, and the interiors did not exist yet.

oaki produced the visualization set, twenty-nine frames covering the house room by room, from the formal entrance to the gym.

Tension

A turnkey villa is bought whole. There is no "imagine your furniture here"; the images have to show the finished house down to the objects on the shelves, and every frame is a commitment the studio then has to build. Twenty-nine rooms means twenty-nine chances for the set to drift apart, and a set that drifts reads as a catalogue, not a house.

The brief left no room for improvisation. It arrived extensive and exact: materials, furniture and accessories defined piece by piece, down to the objects a frame would catch in passing. The work was not to invent a house but to build the one already specified, faithfully, twenty-nine times.

Approach

The set walks the villa the way a buyer would: the formal entrance, the living and dining rooms, the staircase, the show kitchen, then down into the rooms that make the house particular, the bar, the cinema, the dressing rooms, the gym on the roof level. One light logic across all twenty-nine frames so the house reads as one place at one hour.

With every material, piece and accessory named in the brief, precision was the whole job: each frame had to match the specification a designer would check against, not approximate it. The set holds the house together because nothing in it was left to interpretation.

Outcome

The villa was delivered in 2025 and Portia Fox Design published it as a completed project: a fully dressed, market-ready residence, the images presenting the house exactly as it was specified. Source: the K Villa project page on portiafox.com.
