Bay House.

Setup

The lot at 2740 North Bay Road sold for $20.8 million in 2022. The August Geiger house that stood there, work of the architect behind much of early Miami Beach, was already gone. KODA's answer is a house designed for the water and the light the site kept.

oaki produced the exteriors in 2023 and the interiors in 2024.

Tension

Until a house is built, its renderings are its only public face: the project page, the press mention, the record of what the design intends. That is a different job from a sales image. The frames have to stand for the architecture for years, on a site whose history raises the bar for what gets built there.

Approach

The water leads. The hero frame reads the house from the bay side, where the site's whole value lives, and the sequence moves inside toward that same water. One warm hour throughout, exteriors and interiors agreeing across the two production years.
