Setup

Moncayo is an 1,100-acre community in Fajardo, Puerto Rico, developed with Auberge Resorts Collection: 400 residences from $3 million, an Auberge resort, a first phase arriving in 2027. Inside the masterplan, KODA designed two houses.

oaki produced the renderings for both in 2024.

Tension

Branded residential sells on consistency. Two houses by the same architect inside the same masterplan have to read as siblings, not strangers: the same climate, the same standard of finish, the same idea of living in Fajardo. Thirty-plus frames across two buildings is where sets usually drift; holding one standard across all of them was the actual commission.

Approach

The first house carries the full walk: facade, terrace, garden, living room, bedroom, bath. The second house then enters in the same light and the same language, so the pair reads as one place. Caribbean light with real weather in it, not the even blue of a brochure.

Outcome

Moncayo is the project the real estate press is calling the Palm Beach of Puerto Rico, with residences from $3 million and a first phase arriving in 2027. Sources: Resident's coverage and moncayo.com.
