Dillido Residence.

Setup

A waterfront residence on Di Lido Island, built to be sold before it was finished. Over months oaki produced the full image set and the film: the arrival, the interiors, the pool, the rooftop, down to the sculptures and the outdoor shower.

Tension

A residence at this scale is bought on atmosphere before it is bought on plans. And the campaign never stops moving: the owner group in France, the builder in Miami, the listing team asking for one more frame with the market already watching. When the market asked for a new view, it had to exist within days.

Approach

Everything was built in the 3D scene: geometry, materials, light, water. One world across every still and every second of film. The final cut of the film was shaped frame by frame with the listing team, down to the art on the walls, and their direction was incorporated round after round without the schedule slipping.

Outcome

The residence sold for $27 million. At $5,034 per square foot, a record for the Venetian Islands, per the Socri Limited announcement of September 2025. A year later the client returned with their next Venetian Islands residence, twelve new views. And the film keeps working as oaki's calling card: it is the sample that opened our current work with another French practice building in Miami.
